Many prospective buyers slow their property search during August. Some are away on holiday, while others decide to wait for more homes to appear in the autumn. For prepared buyers, that temporary change of pace can create an opportunity.

There may be less competition for viewing appointments, more time to arrange a second visit and a better chance to have a meaningful conversation about the seller’s position. The advantage does not come from assuming every seller will accept a reduced offer. It comes from being more organised than other buyers.

Start with the Monthly Payment...

The first question is not simply how much a lender might allow you to borrow. It is how much you would feel comfortable paying each month while still covering bills, maintenance and unexpected costs. Mortgage pricing continued to move during July. On 15 July 2026, Rightmove’s tracker placed the average two-year fixed mortgage rate at 4.90% and the average five-year rate at 4.92%.

However, the average two-year rate was 5.62% for a buyer borrowing 95% of the property value, compared with 4.38% at 60% loan-to-value. This illustrates why a national average can only tell you so much. The rate available to an individual buyer will depend on factors including deposit size, income, credit history, mortgage term and the lender’s criteria.

Bank Rate was held at 3.75% in June 2026, although fixed mortgage rates can change even when Bank Rate remains the same because lenders also respond to wider financial market conditions. Before arranging multiple viewings, speak with a mortgage adviser and obtain an agreement in principle. This will give you a clearer search range and help demonstrate that you are prepared when making an offer.

Keep Some Budget Back...

Using every available pound for the deposit can leave you financially exposed. Your moving budget may also need to cover a survey, legal work, mortgage fees, removals, insurance and any relevant property taxes. Once you move in, there may be immediate costs for furniture, repairs or safety improvements.

Older properties may require more ongoing maintenance, while flats can involve service charges and planned works. Newer homes may reduce some early repair costs but could include estate charges or restrictions that need to be understood. Ask for the complete cost of ownership rather than focusing only on the purchase price.

Use First & Second Viewings Differently...

 During a first viewing, decide whether the property broadly suits your needs. Pay attention to the layout, natural light, storage and how the home connects with any outside space. Try not to become distracted by décor that can easily be changed. A second viewing should be more analytical. Look at the condition of windows, walls, roofing, heating and visible plumbing. Ask about previous alterations, running costs, parking arrangements and what the seller intends to include.

Visit at a different time of day where possible. A peaceful road during working hours may feel different in the evening, while parking conditions can change considerably. This is not a replacement for a professional survey. It is a way to decide whether the property deserves the time and expense of progressing further.

Understand the Seller’s Priorities...

Price matters, but it is not the only element of an offer. A seller may value flexibility over moving dates, a short chain or confidence that the buyer’s mortgage arrangements are already underway. Before making an offer, ask the estate agent about the seller’s position. Have they found another property? Are they hoping to move quickly? Is the sale part of a longer chain?

Use this information to make a well-supported proposal. Explain your financial position, chain status and intended timescale rather than sending only a number. Avoid offering more than you can comfortably afford because you feel pressured in the moment. A successful purchase should remain affordable after the excitement of the negotiation has passed.

Stay Alert While Others Pause

The Bank of England reported that mortgage approvals for house purchases fell to 56,200 in May, below the previous six-month average. This indicates that some buyers had become more cautious, rather than suggesting there was no demand at all. Serious buyers who remain active may therefore be able to search in a more considered way. Set clear non-negotiables but avoid making your criteria so narrow that suitable homes are automatically excluded. A different road, property style or amount of cosmetic work could open up options without compromising the things that genuinely matter.

August can be particularly useful for discovering properties that were launched earlier in the summer but have not yet found the right buyer. Some may need a price adjustment, while others may simply have been overlooked because of poor photographs or a quieter launch.
