As school holidays approach, family buyers often become more focused. For sellers with space, gardens or flexible rooms, July can be a useful moment to attract motivated movers.

For parents, moving home is rarely just about finding more space. It is about timing, routine, schools, childcare, work patterns and making the next move feel manageable for everyone involved. As the school holidays arrive, many families start thinking seriously about whether their current home still works for them.
 
Some may want more bedrooms. Others may need a larger garden, a home office, better storage, parking, or a layout that makes busy family life easier. For sellers whose homes offer these features, summer can be a strong time to stand out.
 
That does not mean every family buyer is ready to complete before September. In reality, moving home takes time but the holidays can give families more breathing space to view properties, discuss plans and make decisions without the usual school-week pressure.
This is where presentation becomes important.
 
Family buyers are often looking for a home that feels practical as well as attractive. They want to imagine school bags by the door, meals around the table, children playing outside, quiet corners for homework and enough storage to keep everyday life organised.
 
If you are preparing to sell a family home, think about how each room is being used. A spare bedroom might be shown as a nursery, guest room or study. A dining area can help buyers picture family meals. A garden should feel safe, usable and easy to enjoy. Storage cupboards, utility areas and parking should not be overlooked, because these are often the details that make a home feel liveable.
 
The wider market also matters. Rightmove’s June 2026 House Price Index reported that the average newly listed asking price fell by 0.6% to £376,191, the biggest June drop in 14 years. It also reported that buyer demand in May was 10% lower than a year earlier, while the number of homes for sale remained historically high for this time of year. 
 
For sellers, this means pricing and positioning need to be handled carefully. Family buyers may be motivated, but they are also comparing more homes and thinking carefully about affordability. A property that feels overpriced may be dismissed quickly, even if it has the right space.
 
The good news is that family-friendly homes can still attract strong interest when they are priced sensibly and marketed clearly. Buyers will often pay attention to homes that solve a real problem for them, whether that is extra space, a better layout, a garden, or room to grow.
 
July also gives sellers the benefit of longer viewing windows and better natural light. Homes can photograph well, gardens look more inviting, and evening viewings can feel easier to arrange. But summer also brings distractions, from holidays to childcare arrangements, so it is important to make your listing work hard from day one.
 
Before going live, sellers should ask three practical questions. Does the price reflect the current market? Does the marketing explain who the home is ideal for? Does the property feel ready for viewings?
 
Small improvements can make a big difference. Decluttering children’s rooms, tidying the garden, cleaning windows, freshening paintwork and making the entrance feel welcoming can all help a buyer picture themselves living there.
 
Family buyers are often emotional decision-makers, but they are also practical. They need to feel that the move is worth the effort.
