This is perhaps the most critical step. We will ask for proof of funds for cash buyers or a 'Decision in Principle' (DIP) or 'Agreement in Principle' (AIP) from a mortgage lender for those requiring finance. This confirms their borrowing capacity and demonstrates their financial readiness.

3. Property Position Assessment

Understanding a buyer's chain position is vital. A buyer with no chain (first-time buyer, cash buyer, or already sold) is often more attractive as it simplifies the transaction. We meticulously assess and verify their position to provide you with a clear picture.

4. Motivation and Urgency
